Affordability is a household math problem plus a property-tax and insurance problem. Interest rates, tax rates, and insurance premiums change. This page explains the pieces. It does not quote a current mortgage rate or a Dallas median payment.
What belongs in a monthly housing number
A useful estimate includes principal and interest (if financed), property taxes, homeowners insurance, mortgage insurance if required, HOA or condo dues, and any known special assessments. Utilities and maintenance sit outside the loan but still affect whether the house is livable.
Texas property taxes
Texas does not have a state personal income tax. Local property taxes fund schools and local government. Appraisal-district values and exemption status change. Confirm the taxing entities for a specific address through the appraisal district and the title commitment—not through a blog average.
- Dallas CAD for many Dallas and Irving properties
- Tarrant Appraisal District for Fort Worth-area properties
- Denton CAD for Denton, Lewisville, The Colony, and parts of Carrollton/Frisco
- Collin CAD for McKinney, Plano, Prosper, and parts of Frisco/Carrollton
Down payment and reserves
Down-payment size changes the loan product, mortgage insurance, and cash at closing. Keep reserves for inspections, moving, and the first repairs. Zahirul will not tell you that a specific percent “is always enough” in DFW.
Authorized listing search
Once a payment range is real, search live inventory on Ready Real Estate’s listings page. Filter URLs on this website’s transaction history are not for-sale search results.
Questions
Why is there no mortgage calculator here?
A calculator with a made-up rate would be misleading. Use a lender’s tool with today’s figures, then tour homes in that range.
Are property taxes included in the list price?
No. List price is the asking price for the property. Taxes are a separate ongoing cost.
