Texas residential purchases follow a recognizable sequence, but the details still depend on the contract, the property, the lender, and the title company. This page is a practical map, not legal advice. Texas requires that consumers receive Information About Brokerage Services; that notice is linked from this website.
Who represents whom
Zahirul Hawlader is a licensed Texas real estate sales agent with Ready Real Estate, LLC. He does not operate independently of his sponsoring broker. Before you share confidential information, read the Information About Brokerage Services form so you understand the difference between a customer relationship and representation.
Typical sequence
Most financed purchases move through these stages. Cash purchases skip the loan, not the need for title work and inspections.
- Conversation about budget, timing, and the kind of property you actually want
- Lender pre-approval when financing is involved
- Property search using authorized listing sources, not scraped MLS pages on this site
- Offer, negotiations, and executed contract
- Option period inspections and additional due diligence
- Appraisal when the lender requires one
- Title commitment review and objection deadlines
- Final walk-through, closing, and funding
Money you should plan for besides the price
Texas buyers should budget for earnest money, option fee, inspection and related reports, appraisal, lender fees if any, title policy and closing costs as allocated in the contract, prepaid items, and ongoing property taxes and insurance. Exact amounts belong on a loan estimate and a closing disclosure—not on a marketing page.
North Texas specifics
In Dallas–Fort Worth, many buyers also weigh HOA documents, municipal utility districts, flood and drainage questions, and older-home foundation or electrical items. Those issues are property-specific. Zahirul will not invent a “typical Dallas closing cost” percentage on this website.
Questions
Do I have to use Zahirul’s lender or title company?
No. You may choose your own lender and, within the contract, participate in title-company decisions. Zahirul can explain the process; he does not require a particular vendor as a condition of representation.
Where do I see live homes for sale?
Live NTREIS search is provided on Ready Real Estate’s listings page, with broker permission. This website does not scrape MLS systems.
