Closing costs are the fees and prepaids collected when a sale funds. Who pays which item is a contract negotiation in Texas, not a universal rule, although custom exists. This page lists categories. It does not assign a statewide percentage.
Buyer-side categories (when financed)
Common items include lender fees, appraisal, prepaid interest, insurance escrow, tax escrow, survey if required, and the buyer’s share of title and escrow charges as written in the contract. Your loan estimate and closing disclosure are the controlling consumer documents for a loan.
Seller-side categories
Sellers often see brokerage compensation as agreed in their listing agreement, title policy items as negotiated, payoff of existing liens, prorations, and any agreed buyer concessions. None of those amounts should be guessed from a national blog.
Option fee and earnest money
These are not the same as closing costs, but they are cash that moves during the contract. The executed contract controls how they are applied or returned.
Questions
Can a seller pay some of my closing costs?
Sometimes, if the contract says so and the lender allows it. That is a negotiation, not a promise on this website.
Who prepares the closing figures?
The title company and, for a loan, the lender. Zahirul can walk through the documents with you; he does not replace those providers.
