After a contract is executed, the seller’s job is to maintain the property, respond to title and repair items as the contract requires, and show up with the documents needed to convey title.
Option period and repairs
You are not automatically required to repair everything in an inspection report. You are required to follow the contract you signed. Silence and surprise both create problems.
Payoffs and title
Existing mortgages, tax liens, and other recorded items have to be addressed for the title company to close. Start that paperwork early if you have a home-equity loan, solar lien, or HOA statements.
Move-out and walk-through
The property should be in the condition required by the contract at the walk-through. If you need a leaseback, it must be written. Verbal extra days are not a plan.
Questions
When do I receive proceeds?
After closing and funding, according to the title company’s process. Same-day myths are not promised here.
