A listing price is a go-to-market decision. An appraisal is a later underwriting opinion. An online estimate is neither. Zahirul Hawlader discusses value from comparable nearby sales and the condition of your house.
What a comparable sale is
A useful comparable is similar in location, size, age, condition, and property type, and it actually closed. A house three cities away with a similar bedroom count is not a comparable. Dallas pricing does not set Fort Worth pricing.
What this website will not do
It will not print an automated value, scrape Zillow estimates, or promise that overpricing will “leave room to negotiate.” Overpricing in a well-compared neighborhood usually produces stale days and later cuts.
When the market has moved
If competing listings or new sales change the picture, the pricing conversation should be updated. That is a human review, not a nightly invented statistic on this domain.
Questions
Can I get a CMA?
Yes, by contacting Zahirul with the property address. A CMA is an opinion for listing strategy, not an appraisal.
Will you match an online estimate?
Not as a policy. Online estimates are not used as the listing price on this website.
